Panattoni, Germany's largest developer of logistics, industrial and commercial properties, has commenced work on a production facility for Edeka Südwest in Lambsheim, Rhineland-Palatinate. The build-to-own project represents the first collaboration between the two companies.
Specifications and Location
The facility will occupy approximately 59,900 m² and comprise 10,000 m² of production hall space alongside 950 m² designated for offices and social areas. The site's location provides direct access to the A61, A650 and A6 motorways, establishing connections to regional distribution networks.
The development will create 150 positions focused on bakery production operations. According to Klaus Fickert, Vorstand at Edeka Südwest, the facility forms part of the retailer's strategy to strengthen its supply chain for bakery products across its store network in the region.
Project Structure
Panattoni is managing the project as general contractor, covering property acquisition through to completion. The company is working alongside Lambsheim's local government and the Lambsheim-Heßheim municipal association on the development.
Barbara Eisenbarth-Wahl, Mayor of Lambsheim, noted that Panattoni has been engaged with the municipality since 2023 to bring the site into commercial use. JLL brokered the property transaction, whilst Realogis advised Edeka Südwest on the acquisition.
Fred-Markus Bohne, Managing Partner at Panattoni Germany and Austria, described the project as an expansion of the developer's capabilities in production facility development, emphasising the requirement for bespoke solutions in such developments.
Construction is scheduled to begin imminently, with operational commencement planned for the fourth quarter of 2027.
